Serviced Accommodation (SA) is where a landlord or management company lets out a residential property on a nightly rate with a range of amenities included. These include furniture and appliances alongside cleaning, housekeeping, high-speed broadband, and TV. Unlike hotels, usually they offer more space such as a living room and kitchen as well as a bedroom and a bathroom.

Yes, Rent to Rent Serviced accommodation is legal providing that you use a management agreement, or a company/corporate let agreement. You cannot do an AST agreement to another AST agreement as this is illegal under subletting. We will offer you full contract support. In addition, we need to make sure that the leasehold, the lender, the management and the landlord all allow short term rentals and commercial tenancies to be fully compliant with the process.

Unlike Tenants who sign AST with the landlord to be their primary residential property and could only be evicted through the courts, guests staying at service accommodation units sign Terms and Conditions before booking the property which gives them only limited right to use of the property for the pre-paid nightly stays. If they refuse to leave, we can get the police involved as the property is not their primary residential property.

Our target market is predominantly contractors who are working on long term projects locally as this provides us with consistent cash flow all year round. Depending on the area we may target working professionals attending conferences, etc. and we also target tourist guests for higher weekend rates and special events such as concerts and football matches.

Tenants normally occupy the property 100% of the time as their main residence, but typical service accommodation unit will have annual occupancy of around 70-80% so you will have less routine wear and tear of the property. Our Terms and Conditions do not allow any parties such as Hen or Batchelor parties and we have a minimum of a 2-night stay policy to minimise that. We have on file the ID documents and credit card details so we can charge back any damage to the property.

We realise that landlord’s situation might change, and you may need to sell your property. Our contracts are normally a minimum of 5 years which will guarantee your income for a long time, but we can include a termination clause you can exercise at the end of year 3 which will allow you the flexibility to exit should you wish to do so.
